BUYING TIPS



Buying a home is usually the largest and best investment a person makes. Beside the fact that home ownership improves your family’s quality of life, the tax benefits are great. I tell everybody that if your choice is living on the street or renting, renting is better.  Outside of that renting is not a wise use of your finances.  Home ownership gives your family security.  Your home can increase in value every year from 3% to 20% depending on the market at the time. Real estate has always been the best and safest investment a person can make.  The real estate market goes through cycles every 8-12 years.

 The first half of a cycle you can see very little increase in value because of the economy in that area.  Not a lot of jobs and not a lot of people coming in to your state at this time. So there are a lot of homes on the market, which creates the buyers market. Meaning it is a good time for a buyer to buy. Prices are at there lowest, sellers are paying incentives to buy their home.

The second half of the real estate cycle property values realizes 10%-20% per year. The economy is changing and there are a lot of people buying and not a lot of homes on the market, thus driving home prices up. In this type of a sellers market, sellers are not paying anything for the buyer.  Buyers are offering $2000 to $5,000 above asking price and still may get beat out.  It is crazy!  A $300,000 home is worth $330,000 to 360,000 in one year.  All you have done is just live there and you made a lot of money on your home as long as you kept the property in good condition.

If you are a first time home buyer, your realtor should spend a lot of time with you explaining the process and answering the many questions you should have.

Everyone can and should own their home.  It is part of the American Dream.

If you do it right you should be able to own a $600,000 to 1,500,000 in less then 15 years, depending on how you invest.

The process involves financing, inspections appraisal, title work and many more issues that are all designed to protect you and your investment.
